Farm Management Services Include:

  • Farm Visits: LIS visits each of the farms they manage to ensure proper care of your investment is underway.
  • Quarterly Analysis: LlS uses profit and financial analysis charts with budget and cash flow projections and suggestions to help you assess your farm.
  • Marketing Assistance: Emphasis is placed on strategic marketing of your crops and livestock.
  • Supervision: LlS will help oversee and supervise capital improvement projects approved by you, the landowner.
  • Leasing: LlS will handle your leases, negotiations with farmers working your farm.
  • Communication: Through written reports, telephone calls, and personal contact, LIS will keep you informed.
  • Year End Reports: An easy-to-read personalized year-end report that summarizes yield and production records, crop and livestock inventories, and the necessary financial information to simplify your tax work.


Farm Real Estate Services Include:

Representation:

  • LIS will represent you throughout the sale or purchase of your farm. As your representative, we work to meet your goals and put your best interest first in each situation. LIS will field inquiries regarding your farm, receive all offers and handle negotiations regarding your farm. Farm assessment:
  • We will visit your farm and assess its value and present worth in today's market through valuation and complete market analysis of other farm sales in the area.

Communication:

  • LIS is committed to keeping you informed regarding your farm ground through frequent contact via phone, e-mail, fax and in person.

Marketing:

  • Internet Advertising: Your farm will be listed on multiple web sites, giving your listing exposure to a large amount of traffic on the internet. We post listings on various sites, targeting local and regional audiences.
  • Advertising Brochure: For each qualifying property, LIS will prepare printed materials featuring a complete information package on your property including the location, tax information, FSA data, a detailed soil map, soil inventory, location map, an aerial photo, and any other important information for potential buyers and brokers.
  • Print Advertising: LlS uses a variety of different local and national print media advertising to market your farm.

Closing Coordination:

  • As your broker, we see your farm through from the minute it is listed, through negotiating offers, to finalizing the contract and finally, the closing. This includes the survey, title work, HUD statements, and working with attorneys where necessary.
  • 1031 Exchange-LlS is skilled to assist our clients with the ins and outs surrounding a 1031 Tax Exchange. We will work in conjunction with your attorney or accountant to ensure the process goes smoothly and efficiently.
